SamTrans Sells Land for Transit-Oriented Housing

The San Mateo County Transit District Board recently voted to sell a parcel of land next to the South San Francisco BART Station to a housing developer for $355,000. The Urban Housing Group will combine the .79 acre parcel with an adjacent 1.25 acre parcel it owns for a transit-oriented development housing project.

TOD is based on the idea that building housing within walking distance of public transportation decreases people’s dependence on the automobile, resulting in an improved quality of life for everyone who travels in the area, not just the residents.

The two four-story structures will have 99 units, 20 of which will be for low- and moderate-income residents. The complex will include a central courtyard and parking structure. A pedestrian path along Colma Creek will connect the development to the South San Francisco BART Station.

“SamTrans is very supportive of transit-oriented development,” said Brian Fitzpatrick, the transit district’s real estate manager. “By building housing near transit hubs, we enable our riders to access transit services on foot, which reduces traffic congestion.”

The development offers the potential of increased ridership on the BART/SFO extension, as well as on SamTrans bus routes that serve the station.

Independent development of the small site presented significant challenges – it is next to a power substation and is crossed overhead by power lines and under ground by a water line. Combining it with the larger parcel allows the site to be used to its maximum potential.

SamTrans is a partner with BART on the five San Mateo County extension stations, which include Colma, South San Francisco, San Bruno, SFO and Millbrae.
